What type of projects do you do?

NSW Building Solutions have had years of experience working on projects ranging from small home improvement projects to kitchen or bathroom renovations, full residential, granny flat or commercial constructions.

What payment options do you offer?

We accept cheques, cash, and major credit cards. For financing information, please contact us.

What can we expect from a typical consultation?

A consultation is unique to each project but in general, you can expect your consultation to last around two hours in which we will discuss your design plans, project feasibility, budget and other questions you may have.

Will this first visit cost me?

No. Our first site visit is completely free of charge. Just give us a call or submit your details through the form below and we will arrange for a suitable time for both parties.

Do I need council approval or a building permit?

This depends on the scale of your project. Most internal renovations don’t require council approval or building permit, however, if you’re looking into a home extension or complete home construction, then you will need to get approval. Work on outdoor areas such as decks, swimming pools or anything that changes the structure of your house or impacts your neighbours requires approval as well.

Residential

Do I have to choose from your set plans?

No. We will gladly accommodate your chosen plan or design a custom one for you according to your specifications, block requirements, budget and timeline.

Do you provide a guarantee and are your sub-contractors insured?

Yes, we provide a 5-year guarantee on all of our projects. Our team of professional sub-contractors are all licensed and have the appropriate insurances to go along with it.

We are a certified member of the Master Builders Association of NSW.

What is the difference between a dual occupancy home and duplex?

The main similarity between the two is that they are both two homes on one block. The main difference is that a dual occupancy cannot be subdivided or have separate titles.

How much space do I need for my granny flat?

A granny flat is generally:
Land zoned Residential.
Blocks 450m2 or greater.
Maximum floor area 60m2.
3m rear set back from the property boundary.

Are we allowed to build on a battle axed block?

Yes, on the condition that the laneway to your block is at least 3m wide and your lot is at least 12m x 12m.

What is the maximum size of a granny flat?

The maximum size (excluding carport, outbuildings, garages and the like) is 60m2

How long does it take to build a granny flat?

A typical project takes 11 weeks to complete (subject to weather changes).

Can I build a granny flat in any local council?

For the most part, yes. Some blocks may have restrictions but otherwise, granny flats can easily get approval provided you meet the requirements.

To check if you meet the said requirements, all you need to do is obtain a Section 149(2) Planning Certificate (they may charge a minimal fee for this) from the local council.

Renovations

Do I have to be home during the renovation?

No. NSW Building Solutions will assign an experienced project manager to look after your project from start to finish so you can go about your day knowing everything is in good hands.

Can I purchase my own products to use for the kitchen and bathroom renovation?

Yes, of course! While we do have a strong partnership with multiple suppliers, we give our clients the freedom to select furnishings, appliances and materials from suppliers of their choosing.

Will there be a lock-in contract?

No. We offer flexible agreements, not fixed contracts. We offer per project basis arrangements as well as routine services (with a range of service intervals to choose from).

What is your scope of work?

At NSW Building Solutions, we tailor all of our services according to your needs. We believe each site has different requirements and as such, we choose our services to cater specifically to these. Our scope will be decided upon a thorough site visit so we can better identify the work needed.
